Benchmarks, not an automatic approval

The KIM-V (Austrian mortgage lending regulation) expired on 30 June 2025. The current FMA circular still uses 90 % loan-to-value ratio, 40 % debt-service ratio and a 35-year term as benchmarks for sound residential mortgage lending. Banks may deviate within their own lending standards.
