Asking price and transaction price
Asking prices show the price at which properties are offered. Transaction prices show completed sales. The two answer different questions and must not be treated as equivalent.
Median and average
The median splits sorted values into two halves and is less sensitive to outliers. The average adds up all values and divides by their count.
Sample and data date
Every figure should show its date, sample size, data type and spatial level. Small samples increase uncertainty.
Duplicates and granularity
Listings published more than once should be merged. District-level values cannot capture differences within a district.
K-anonymity in the target picture
Future Wohni aggregates should only be displayed when enough comparable observations exist. A minimum-group principle can make it harder to trace values back to individual listings.
Data layers
Wohni Market Data, official context and external manual samples stay separate. Statistik Austria, the OeNB and the City of Vienna have their own definitions; no official relationship exists.
