Dynamic district map · Demo data

Where Vienna is moving.

Seven data layers over the real district boundaries: buy and rent prices, price topography with micro-locations, initial yield, desirability (hype), investment score and one combined forecast to 2030. The forecast drivers sit outside Vienna: wars in Ukraine and the Middle East, water stress in Southern Europe and Africa.

Real district boundaries: data source City of Vienna – data.gv.at (BEZIRKSGRENZEOGD, CC BY 4.0), simplified to ~30 m.

Buy vs. rent

Two maps, one glance

Demo data · avg. asking prices

Buying (€/m²)

Renting (€/m²/month)

Hover over a district to see its average price. Expensive to buy does not mean expensive to rent: purchase prices spread much wider (4,200–10,800 €/m²) than rents (14.3–22.5 €/m²) – which is exactly where the yield differences on the yield layer come from.

What “hype” measures

The fancy factor: where Vienna wants to live. Innere Stadt, the Ring belt, Neubau, Josefstadt, Alsergrund, the Cottage quarter, Grinzing and Hietzing score highest – cheap outer areas lowest. Desirability means liquidity, not automatically yield.

What the investment score weighs

Evidence-based from a 10-agent research run: yields, expert recommendations, urban development, population forecast, price development, 10-year performance, rental demand, risks, supply and neighborhood trends – 91 sources, weights shown on the invest page.

Limits

All values are demo data as of 31 Jul 2026. Asking prices are not transaction prices. Scenarios are calculation paths, not predictions – and not investment advice.
